Before touring homes, today’s real estate regulations now require buyers working with Realtors® and MLS participants to have a written Broker-Buyer agreement in place. We will review it with you in a simple, straightforward way so you understand how we work together and what each of us can expect throughout the process.

2. Get Pre-Approved or Confirm Proof of Funds

If you are financing, a loan pre-approval helps you understand your purchasing power and strengthens your offer. Cash buyers should be prepared with proof of funds. They are required and accompany your offer for seller consideration.

Making An Offer

Before making an offer, it is important to understand your purchasing power. If you are financing, being pre-approved by a lender helps you shop with confidence and shows the seller that you are prepared and financially qualified to move forward. Your pre-approval or approval letter will also accompany your offer, helping strengthen your position when the seller reviews it.

Once you find the right home, we help you evaluate more than just the asking price. We review comparable sales, current market conditions, property condition, days on market, seller disclosures, inspection considerations, financing terms, deposits, closing timelines, and other important details that may affect the strength of your offer. And then, we prepare your offer, ensuring everything is completed and signed.

An offer is not just about price. The terms you include can make a meaningful difference in how a seller responds. As your representative, we help you prepare a thoughtful, well-structured offer designed to protect your interests while giving you the best opportunity to secure the home.

What are Closing Costs

Once your offer is accepted and your loan is moving forward, there is one final step before the keys are yours:

Closing.

Closing is when ownership of the property is officially transferred from the seller to the buyer. During this process, buyers sign the final documents, bring any required funds to closing, and pay certain costs connected to the purchase. In addition to the purchase price, buyer closing costs may include several fees and expenses needed to complete the transaction. These costs vary depending on the property, loan type, lender, title company, insurance, taxes, and the terms negotiated in your contract.

Some of the most common buyer closing costs may include:

Loan Origination or Lender Fees

These are fees charged by the lender for processing and preparing your loan.

Discount Points

If you choose to pay points to lower your interest rate, this cost is usually paid at closing. Your lender can explain whether this option makes sense for your situation.

Appraisal Fee

This covers the lender-required appraisal to help confirm the home’s value. This is usually paid in advance of closing.

Credit Report Fee

This covers the lender’s cost to review your credit as part of the loan approval process.

Title and Settlement Fees

These may include the title and lien search, title examination, title insurance, document preparation, settlement services, and other title-related charges such as special attorney fees.

Mortgage Insurance

If your down payment is below a certain amount, your lender may require mortgage insurance. This helps protect the lender and may be removed later, depending on your loan type and equity position.

Prepaid Interest

This is interest paid from the date you close until your first mortgage payment begins. The amount can vary depending on the day of the month you close.

Escrow Deposits for Taxes and Insurance

Your lender may require money to be placed into an escrow account for future property taxes and homeowner’s insurance.

Recording Fees and Transfer-Related Charges

These are government or county-related fees for recording the purchase documents and officially transferring ownership.

Homeowner’s Insurance, Flood Insurance, or Association Fees

Depending on the property, buyers may also need to pay for insurance premiums, flood coverage, condominium or HOA fees, application fees, or other community- related charges.

What is Escrow?

Congratulations - once your offer is accepted, you are officially on your way to owning your new home. The time between contract and closing is often referred to as the escrow period. During this time, important steps must be completed before the property can officially transfer from the seller to you. Your escrow deposit, also called an earnest money deposit, is typically delivered shortly after the contract is signed. This money is usually held by a title company, attorney, or broker escrow account, depending on the terms of the contract. If the sale closes, your deposit is applied toward your purchase. If the sale does not close, what happens to the deposit depends on the terms of the contract and the reason the transaction did not move forward.

During the escrow period, several important items are usually handled, including:

Home Inspection

The inspection is typically completed early in the process. This gives you the opportunity to better understand the condition of the home and address any concerns within the time allowed in the contract.

Financing and Loan Approval

If you are financing the purchase, your lender will continue processing your loan, reviewing documents, ordering the appraisal, and working toward final approval.

Title Review

The title company or closing attorney will review the property’s title to help ensure ownership can be properly transferred and that there are no unresolved title issues that need to be addressed before closing.

Homeowner’s Insurance

You will need to secure homeowner’s insurance before closing. Depending on the property, flood insurance or additional coverage may also be needed, so it is best to begin this process early.

Utilities and Moving Plans

As you get closer to closing, you will want to arrange utilities, schedule movers, and prepare for your transition into the home.

Final Walk-Through

Before closing, we will schedule a final walk-through so you can confirm the property is in the expected condition and that any agreed-upon items are still in place.

Throughout this process, we help coordinate with your lender, title company, inspectors, insurance professionals, and the seller’s side to keep things moving as smoothly as possible. Once everything is completed and the closing takes place, ownership transfers to you and the keys are yours.
